ACCOMMODATION RATES

$280 p/n/double plus $20 extra person per night
All prices include linen and tea/coffee provisions.

We are able to accommodate up to 8 people in 3 bedrooms.

Consists of 2 queen beds and 4 singles.

Weekly rates available on request.

Min 2 night stay.

Upon receipt of your booking we will request that you deposit 50% of the total tariff to a nominated bank account. This will confirm your booking. Full details will be sent to you.

The balance is required seven (7) days prior to your arrival.

When your deposit has been received we will email you a Booking Confirmation.

CANCELLATION POLICY

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 24 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. If cancelled with less than 7 days notice, no refund is applicable.

KEY CODE

Once final payment has been made we will email you your unique pin code for the door and you will be able to arrive anytime after 2pm.

OTHER POLICIES & GENERAL INFORMATION

SNOW SKIING

Mt Selwyn Ski Resort is the closest skiing.  Please note the Elliott Way which is the fastest route was damaged by the 2020 bush fires and is due to open again on the 9th August 2023.  This road will be 1 lane only in some sections so please allow more time for driving.

BIKE STORAGE

Undercover bike racks are available for you to use at the back of the cottage. Please note we don’t hold any responsibility for bikes that are not locked up.

GARDEN & GAMES

We welcome you to use our garden and enjoy sitting in a quiet corner, picking the vegies etc or playing some of the outdoor games. Extra chairs and tables are provided at the back of the cottage. We ask that you don’t take the white table setting near front door onto the grass. Outdoor games are located in the cupboard near back door. Please pack up all the items you get out as we have a robot lawn mower that likes to eat things 🙂

FIRE PIT

Fire pit is provided but you will need to provide your own wood.  It is available to purchase from the petrol station.  Only available during winter due to fire regulations that start in October.  Permission is required before lighting.

CLEANING

Cleaning is included in the full tariff, however, if excessive cleaning is required over and above what is considered to be a standard clean, the guest will be charged $60p/h.

The cottage is to be left in the same state as when you arrived.  All washing up must be washed, dried and put away. All benches, stove, tables must be wiped down.

All rooms must be left in clean and tidy state.  All lights and heating must be turned off when leaving.

BBQ

A $50 cleaning fee will be charged for unclean BBQ’s. Guests can decide to clean the BBQ to avoid the charge.  Cleaning products are located in the bathroom cupboard.

RUBBISH

You must take any excess rubbish with you that does not fit in the provided bins when you leave. Large bins are located near the main house in the carport.

PETS

Your pet is most welcome. If you have your pet with you, it is expected that a few
simple rules of courtesy are followed:
– All pets must be approved before the stay
– Any pet faeces, including outdoors, must be wrapped and placed in outside bins
– Guest must supply pet bedding
– Restrict pets to outside the building.  Due to previous issues we have had to update our policy about   pets inside the building.  No animals are allowed inside the building.  Please bring appropriate bedding etc for them to stay outside under the verandah.
– Pets are not to be left at the property without the owners
– If in the event a mess was left by your pet, your credit card will be charged.  A $300 bond will be required.  If no issues it will be returned within 2 days of departure.

SMOKING

Smoking is not permitted anywhere inside a property.

NOISE 

We are in a residential area and we respect our neighbours wishes to sleep.  Noise audible outside the property is prohibited between 10pm and 8am the next morning.  If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property IMMEDIATELY with no monetary refund.
 Noise disruption for these purposes includes loud behaviour of any type that disrupts the peace and quiet of others; intrusive or abusive language; loud music or any other sounds affecting other residents that is audible outside the boundaries of the property.

GOOD NEIGHBOUR POLICY

The property is a privately-owned home, and we enforce a ‘Good Neighbour Policy’. Please treat the property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. All occupants of the property agree to conduct themselves throughout the stay in a manner that is respectful of and not disruptive to neighbours, traffic flow, or the community and that will not prompt complaints to the police, local council, neighbours, or neighbourhood. You and other occupants agree to abide by all applicable parking restrictions and limitations.

LOSS AND DAMAGE

All damages, breakages or losses to the property, furniture and furnishing are to be reported immediately. Should you discover a fault or breakage when you arrive, you
must contact us on 0429 654 734, immediately to avoid being charged for this damage.

CHILDREN

No responsibility will be taken for children or pets staying at or visiting the property. Please supervise carefully, always taking into consideration fencing, pools, dams, fires,
stairs, verandahs, balconies and cleaning chemicals

ISSUES

If you encounter an issue before, during or after the stay, you must contact us on 0429 654 734, immediately so that we can attempt to fix it. We will not be able to consider compensation unless we have been afforded the opportunity to remedy any issue. We will do our best to provide attention for any issue but cannot guarantee a fix.

SECURITY

To prevent theft of or damage to furnishings or your personal belongings, you agree to close and lock doors and windows when you are not present at the property and
upon check out. Should you not be able to secure the property you must contact us on 0429 654 734

GUEST PROPERTY

Guests are solely responsible for their belongings whilst staying at the property and are required to take the usual steps to prevent any property loss, including locking
premises and vehicles when not attended.

If personal property is left behind please contact us and we will send back to you at your cost.  If not claimed within 30 days, unclaimed items will be donated to charity. Guests must be responsible for their own property. Magenta Cottage cannot be held responsible for forces of nature which result in damages or loss to guest property.

ATTENDANCE AT THE PROPERTY

Magenta Cottage staff reserve the right to enter the property at any time, without notice, to protect and/or undertake maintenance of the property. We will provide notice to the guests wherever possible.

LIMITED LIABILITY

To the maximum extent permitted by law, in no case shall Magenta Cottage or the host, nor its affiliates, officers, directors, employees, agents or property owners be liable
for any indirect, incidental, consequential, special or exemplary damages or for any damages for death, personal or bodily injury, emotional distress or damage to property, arising out of or in connection with your stay. This limitation applies to all claims for damages including negligence even if Magenta Cottage or the host has been advised of the possibility of such.

INDEMNITY

Magenta Cottage or the host do not accept liability for any loss, before, during or after a booking relating to events out of our control such as delays whilst the guest is travelling to the property, flight delays, COVID, weather events during the stay etc and no refund will be offered under these circumstances, you will agree to accept this as final resolution.
